The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have their rental properties' electrical installations inspected and tested by a qualified professional at least every five years. A valid EICR report must be obtained.



The Housing and Planning Act 2016 empowers the government to introduce regulations that enforce electrical safety standards, including EICR testing, in rental properties.
